Pre-Construction Manager responsibilities: Efficient cost planning, costing, budget control, and supply chain management. Attending and contributing to the briefing and initial tender process.  Ownership of projects pre-formal appointment €“ and post-appointment where required -ensuring BD and Design maintain agreed deliverables, programmes, and submission deadlines.  Leading and overseeing mid-tender, submission, and post-tender meetings with the customer, as determined by the Senior Pre-construction Manager;  Providing advice to the Design team on specification/budget during the design development.  Production of quantified Cost Plan (CSA) for pricing.  Identify alternative subcontractors and suppliers to ensure the preferred supplier list remains competitive and capable of delivering to a growing business.   The compilation and issue of trade supply chain and supplier inquiry packages, including:  Production of a quantified Bill of Quantities (CSA) for pricing if not included within the issued Tender Documents or the checking for accuracy of a quantified Bill of Quantities if provided as part of the published Tender Documents.  Arrange for and manage commercial responsibilities for various aspects, including but not limited to: Site survey work (dimensional building survey and surveys and existing service validations).  Preparation of a prime cost CSA including analyzing and levelling supply chains€™ tenders within trade comparison schedules and compiling detailed Preliminary costs reflecting accurate project management, site services, and logistical requirements.€¯  Presentation of prime cost CSA and other matters of risk, qualification, and margin at internal pre-submission adjudication meeting with senior management and other key stakeholders.  Produce/manage the preparation of €œTechnical€ bid submission documentation Present costs to Customers by submission or as part of a submission pitch team.  Participate in post-tender negotiations/meetings/interviews, revising costs as the design evolves until the final CSA is agreed. Collate, prepare, and submit the Licence to Alter package to the Customer€™s landlord.  Awareness of current legislation and applying this with designers at an early stage of the project.   Required skills & Experience: Microsoft Office Suite (Excel) Experience using Take-Off Software; Cost X, Active Takeoff, Bluebeam, Procore, QSCad, or similar Excellent knowledge of market practice and best value Experience gained in commercial environments demanding financial goals and business growth Construction/ related Degree At least 5 years€™ experience in Pre-Construction Manager role  Sam Richdale T: (phone number removed) E: (url removed)
