Voids Manager €“ Voids/Disrepair works £45k-£55k plus package Wandsworth     The company   Our client is a leading Main Contractor specializing in the residential and education sectors. They deliver an exceptionally high-quality product and will work on extensive external residential refurbishments to high-end commercial fit-out projects.   Due to continued growth, our client is now looking for an ambitious Voids Manager to join the team.   They are looking for a Voids Manager to come on board and manage the Voids of Social Housing projects within the Wandsworth area. Working closely with the operations team and our clients, developing, and maintaining good levels of communication between the operations team and our clients. Ideal candidates will have previous experience working on Voids on residential properties. Also, is it vital the Voids Manager has experience managing multiple voids simultaneously.   Daily responsibilities for the successful Voids Manager will include: Manage the contract / area within agreed budgets, objectives, and targets. Deliver on all contract key performance indicators. Develop and maintain good levels of communication between the operations team and our clients. Develop good working relationships with key clients. Manage day to day works on various contracts as directed by Line management. Ensure full H&S compliance, including inductions and RAMS adherence. High quality service delivery on time and within budget Implement MSW policies, standards, and initiatives. Ensure contracts are compliant with all legislation, Health & Safety matters, policy and good practice. Manage direct teams as well as those of our supply chain. Ensure all operational staff (including supply chain) understand the importance of customer service and always adhere to MSW procedures. Collaborate with other service managers and colleagues in the region to develop best practice and implement change. Work alongside operatives in the delivery of works to ensure that quality and right first-time standards are achieved and maintained. Provide property updates against completion progress, quality and budgets weekly. Attend site surveys and assist commercial colleagues with coding works / technical queries. Look for opportunities and variations per property to maximise commercial viability on each scheme. Develop key relationships with client surveyors and delivery staff to assist in delivery and handover of works in line with contract expectations and KPI€™s. Experience/Knowledge Required: Excellent knowledge of responsive repairs/voids/planned works/project works. Knowledge of Social Housing and working from NHF SOR codes Understanding of how to maximise productivity and how to measure and improve. Experience of delivering Toolbox Talks and Team Talks Good written and oral presentation Good understanding of H&S legislation Ability to write RA/MS Awareness and ability to deliver under CDM Experience of Supervising and improving internal and external customer relationships and conflict handling Understanding of KPI drivers for MSW and our Clients SSSTS, First aid, Asbestos awareness, CSCS supervisor Full UK driving licence and willing to travel     If this role sounds of interest to you, then please apply to the advert or give Martin Walter a call on (phone number removed).
